You might want to rent for a few years and then try.
Is your bankruptcy discharged? When I worked for a lender, nothing could be done before this. There are high risk lenders, but you would want to refinance as soon as you could to get a lower rate. You may want to reasearch for sale by owners, who may offer owner financing or find a co-signer.
A rare find would be finding a homeowner selling who has a FHA loan with an origination date prior to 12/86 or a VA loan originating prior to 3/88. These loans are guaranteed assumable on a non-qualifying basis, and don’t let the holder of the mortgage tell you different, but good luck finding one. This last bit of info is years old so you’ll want to check to see if I’m still right.
It sounds like you might want to let things stabilize a bit before you even try to buy another house. Maybe you should talk to a realtor and ask what the best steps you can take to get yourself back on track are?

I aa a Senior Mortgage Consultant, and I can tell you that you need to take some time to straighten you situation out a bit. One of the three is bad enough, but put all three of your issues together, and you are not a good risk right now. Call around to find a REPUTIBLE credit repair company, that will take some work on your part, try calling the better business or consumer affairs and get a referral from them. Work on your credit and build yourself back up. In 12 short months you can come a long way, and it will be better for you in the longrun to do the leg work now. Even if you found someone willing to give you a loan, the rates would be so high you would end up in trouble again down the road. It sounds like things are better for you, take the time you need to secure your family’s future the right way.
